Position: Japan Delivery Manager

We are seeking a skilled and motivated Project Delivery Manager to join our client’s dynamic team.

Japan Delivery Manager is a leadership role responsible for managing the entire data center delivery process, from Pre-construction (site selection studies, preliminary budgets and schedules, GC selection) to final construction and turnover.

This role requires a blend of operational excellence, project management expertise, and strong leadership skills to ensure that the organization consistently meets and exceeds customer expectations while driving efficiency, quality, and innovation.

Responsibilities

• Oversee end-to-end data center construction delivery, including permitting, site preparation, demolition, grading, core and shell construction, MEP fit-out, commissioning, and handover.
• Proactively manage and resolve neighborhood-related issues by leveraging both internal teams and external resources.
• Lead cross-functional teams comprising permit consultants, general contractors, design consultants, engineers, and internal stakeholders.
• Monitor and report project schedules with critical path method, using tools such as MS Project or Primavera.
• Manage all project costs, including both soft and hard costs. This includes forecasting and tracking.
• Prepare and submit approval documentation as needed to maintain schedule progress.
• Manage vendor relationships and develop a strong pipeline of qualified contractors for ongoing and future projects.
• Coordinate with local regulatory bodies and utility companies for permitting and compliance, including regular visits to government offices and utility providers.
• Support procurement and contract strategies, including vendor selection, negotiation, and performance management.

Skills & Experience

• Native-level Japanese and business-level English proficiency required.
• Proven experience managing large-scale construction projects.
• Deep knowledge of the Japanese construction market and strong relationships with general contractors and subcontractors.
• Experience with enterprise or hyperscale data center construction is a strong plus
